Responsibilities:
  • Perform all responsibilities under the supervision of the Director of Field Operations.
  • Preconstruction
    • Review proposals and understand Owners desired project outcome and initial desired scope from Owners.
    • Review estimate and schedule with Estimator and Operations team.
    • Evaluate value engineering and alternatives.
    • Review subcontractor proposals scopes, and timeframes.
    • Create the Owner Contract and coordinate the Contract process with the Owner.
    • Complete the Job Set Up Sheet for all projects.
    • Review permitting requirements and prepare a log for completion.
    • Prepare all other documents related to the projects (submittal logs,
    • Review lessons learned on similar projects with preconstruction.
  • Operations
    • Ensure subcontractor and vendor scopes are added to the appropriate forms.
    • Update the project schedule weekly and make certain that superintendents are utilizing it as a tool.
    • Develop a recovery plan if the project is running behind schedule.
    • Define final cost code setup in the Accounting System and input the project budget into the System.
    • Input any executed Change Orders into the Accounting System.
    • Ensure projects stay on budget and on time.
    • Prepare monthly status reports.
    • Prepare Owner Change Orders and Subcontractor Change Orders.
    • Prepare monthly pay applications to Owners.
    • Review all subcontractors pay apps and invoices before they are put into the Accounting System.
    • Monthly visit to jobsite – Review safety, schedule, and quality with the superintendents.
    • Assure for timely project close-out.
    • Provide timely staff reviews.
    • Ensure billings and collections are within contract terms.
    • Ensure timely and accurate project turn over packages and commissioning.
  • Project Close Out
    • Ensure all warranties have been submitted per contract documents.
    • Assure projects have been issued a Certificate of Occupancy and distribute to Owner.

Qualifications and Attributes
  • 8 years’ experience in construction management on commercial projects.
  • Proficient with MS Office Suite
  • Consistently motivate workers and peers in a positive way to achieve the best outcome.
  • Ability to work in a high-level professional environment.
  • Effective in getting ideas accepted and in guiding a group or an individual to accomplish a task.
  • Ability to reach sound, logical conclusions based on the information at hand.
